What's the difference between the flats and the hillside neighborhoods?
Several NELA neighborhoods split into two distinct markets. Los Feliz is the clearest example — flat-lot apartments and duplexes near Vermont behave like a rental market, while the hillside above is priced for appreciation with little rental logic. Mount Washington and parts of Glassell Park and Silver Lake follow a similar hillside pattern, where slope and access drive value as much as the house itself.
Which NELA neighborhoods work best for house hacking?
Highland Park, Eagle Rock, Mount Washington, Glassell Park and Echo Park all have a realistic path to house hacking, whether through an existing duplex or triplex, a home with a separate lower-level unit, or a lot with room for an ADU. Each one shapes that path differently, which is worth talking through before you start looking at listings.
Do these neighborhoods have rent-stabilized units?
Many do. Older multifamily buildings — the pre-1940 duplexes and triplexes common in Echo Park, the small apartment buildings in Highland Park, and pre-war buildings in Los Feliz — often fall under the Los Angeles Rent Stabilization Ordinance.
