The Desert
I think you have recently seen mention from me regarding good opportunities in the Desert. I got interested in the Desert because it was brought to my attention a few months ago that the Southern California Desert is a place where property values have plummeted but rents not nearly as much. I started getting active there and, lo and behold, I now have one client in escrow on a 10 unit in Banning, Ca. for $460,000, and the rents are $6500 per month ! Those numbers are far better than anything I could have delivered to her here in town. We’re getting an inspection done now but from everything we can tell the building is in decent shape and it really does have those tenants and it seems like they aren’t going anywhere. Well you do the math.... that’s a great investment ! Then I am about to have another client in escrow on the one I recently email blasted about in Joshua Tree. That one will go for about $115,000, give or take, and will be getting $ 1200 per month. Not as good numbers as the 10 unit, but still very good, and a very secure investment as it is only 30 years old, has a handyman for a tenant and has a reliable property mgr two blocks away who has already been taking care of the place for the past 6 years.
So then I said to myself, “what else is going on in the desert ?” So, my assistant and I recently rolled up our sleeves andlooked, and we have found some great stuff THAT IS AVAILABLE RIGHT NOW, with numbers that rival (and maybe even beat) the numbers on the above- mentioned properties. And, by the way, these are not short sales.Specifically:
a)
A 5 unit in Banning for $275,000 which is getting $3115/mo rent and has new roof, new electric panels, new hot water tanks, new flooring, new appliances, etc,etc. Those numbers are wonderful, right ? Sound too good to be true ? Well, not everyone is adventurous enough to buy in the desert. But those who are stand to profit mightily. And I can help you with all your due diligence to make sure it is truly a viable investment.
b)
An 8 unit in San Bernadino for $488,000 that is getting $5450 per month. Don’t know its condition but it’s only 30 years old.
As we speak my assistant and I are finding a few more like this.
