Great Deal Alert – West Adams 10 Unit – $1.7

Well, if I am sending out great deal alerts that must mean the mutli-family market is finally loosening up a bit… and that is true!

As good of a deal as the last one was that I sent out to you, this one just might be better. Actually, it definitely is. First of all, even

taking into account the absurd insurance rates of today, it will still yield you about a 9% cash on cash return at the $1.7mm price.

That translates to $3K monthly cash flow. Secondly, these owners have done a tremendous amount of renovations and upgrades, including

foundation, and all with permits. Thirdly, there is an opportunity to add at least one ADU/garage conversion to make it cash flow even more.

It’s even possible you can do two or three ADUs. Fourthly it is in a good West Adams location and only about 200 yards from a metro stop. The

pluses just go on and on.

So you ask, how is it even still available??? My answer – sometimes if we are searching diligently enough (which I definitely am) we just get lucky.

Sure, maybe there are some dead bodies buried in the foundation or some other hidden issue. But I say “shoot first and ask questions later,” meaning

remove it from the market place before someone else does by tying it up in escrow and then, at your leisure, do your due diligence and find out everything

there is to know about the property. Judging by what I am seeing on the Building and Safety website about this property I don’t think you’re going to find

any adverse factors that rule this property out.
